Community Rules

I. The rules apply to all owners, visitors and tenants. Employees of the development have the power to enforce these rules. Owners who rent out their property must inform their tenants of the community and pool rules, ensuring tenants understand them, and including these rules as part of the rental agreement.

II. All owners must report their complaints, suggestions and observations to the Administrator of the Community, who will forward these to the correct responsible.

III. All owners must provide the Administrator with their personal contact details in order to be able to reach them in case of emergency.

IV. Entry into the Urbanization is through designated, existing gates and wickets. It is forbidden to use any shortcuts (e.g. jumping over the fence). The gates of the Urbanization should always be kept closed to prevent unauthorized access. Suspicious behaviour should always be reported to the security guard and/or Guardia Civil (Tel.: 062).

V. Littering is strictly forbidden anywhere within the complex.

VI. It is strictly prohibited to engage in any activities that generate noise or disturbances between 10:00 PM and 8:00 AM, as these hours are designated for the residents' rest. All residents must ensure that their activities do not disrupt the peace and tranquillity of the community during this time.

VII. Owners with pets must comply with the following rules:
a) Dogs must always be kept on a leash, muzzled if they belong to a dangerous breed, and never allowed to roam freely within the compound.
b) Pets are not permitted to relieve themselves in the common gardens, or any shared spaces within the urbanization. Pet owners are responsible for ensuring their pets do not cause disturbances or leave waste. All waste should be promptly cleaned up by the owner and disposed of. Failure to comply may result in financial penalties.
c) The pet owner shall ensure that their pets do not exceed acceptable noise levels at any time. In accordance with Spanish law, quiet hours are from 10:00 PM to 8:00 AM. During these hours, pet owners must take all necessary precautions to prevent their pets from causing disturbances.

VIII. Within the Urbanization, it is prohibited to use any wheeled vehicles and devices (such as, but not limited to: bicycles, scooters/steps, skateboards, etc.) unless they are being manually guided. This excludes the garage where rules described in point XXIV apply. The above does not apply to any transportation means used by disabled people.

IX. All suppliers and tradesmen are required to sign in at security prior to entering the premises. It is strongly advised that owners notify security in advance, especially if the large gate requires opening. Failure to comply may result in the denial of entry.

X. With regard to elevator usage, the transportation of objects, packages, furniture, or any items exceeding the elevator's weight capacity is strictly prohibited. Furthermore, items that are oversized or pose a risk of damaging the elevator or the building are not permitted. Children under the age of 12 must be accompanied by an adult when using the elevator.

XI. Should any owner make alterations to their property, they must adhere to the established colour regulations, notify the Governing Board, and ensure that no damage is caused to the communal areas as a result of the modification. In the event of any damage, the owner will be held responsible for covering the associated costs.

XII. Under no circumstances may any modification to, or installation on, the façade or communal walls be carried out without the prior written permission of the Governing Board.

XIII. The installation of glass curtains on balconies is permitted, provided that they do not alter the aesthetic appearance of the façade and maintain a uniform design with the following specifications:
• 10 mm transparent glass, for ground floor apartments tinted glass is allowed for privacy
• RAL 7001 grey frame
Additionally, stringent safety measures must be implemented due to wind conditions.

XIV. Access keys to the meter cabinets (including those for water, electricity, communications systems, etc.) will be securely held by security personnel and the Administrator. These keys will be issued to owners upon request. Owners shall be held liable for any damage or malfunction to these installations during the period in which the keys are in their possession.

XV. Taking photographs or videos of individuals, properties, or personal possessions without consent is prohibited by law. Such actions may violate privacy rights and could result in legal consequences.

XVI. Garbage must not be stored in public areas, private gardens, or on balconies. It should always be placed in securely sealed plastic bags or other appropriate containers. Waste is to be disposed of exclusively in the designated public bins intended for this purpose in a timely manner.

XVII. Properties should be kept clean and tidy at all times. Do not throw anything over the balcony, including water from cleaning. Please remember that there are neighbours below you when cleaning your balcony.

XVIII. Owners of ground-floor units with gardens may not install or plant any elements exceeding 110 cm in height, as this may obstruct other residents’ views. The planting of trees or vegetation with extensive root systems is also prohibited, as such roots may compromise the waterproofing membrane and cause leaks.

XIX. Drying racks, clothes, towels, and similar items should not be placed in the gardens or on balconies overlooking the inner garden; they must always be positioned on the exterior of the complex.

XX. Mailboxes should be emptied regularly to prevent overfilling.

XXI. Storing personal belongings in parking spaces, corridors, or any other common areas of the community is strictly forbidden.

XXII. Rental and for sales signs cannot be placed on the façade of the building or balcony, such signs must be displayed on the back of the balcony or on the louvers. The maximum size allowed is the width of the louvers.

XXIII. Owners are required to park their vehicles in their designated spaces within the garage and ensure that no other parking spaces are obstructed. Vehicles parked in unauthorized areas or in spaces not assigned to them may be subject to towing at the owner's expense. Furthermore, no clutter or hazardous materials are permitted in the parking spaces, and each owner is responsible for maintaining the cleanliness of their assigned area.

XXIV. Basic safety principles should always be followed whilst driving in the garage by all vehicles, motored and non-motored. All other wheeled transportation devices, as previously referenced, when operated by children under the age of 12, should be accompanied and supervised by a responsible adult. The garage is intended for vehicle parking and access only, not for play or sport.

XXV. The storage of hazardous or flammable substances in the storage rooms is strictly prohibited due to the significant safety risks they pose.

XXVI. Any request for the installation of personal electrical provisions in the garage storage room, such as a charging station for an electric vehicle, must obtain prior approval from the Governing Board. The electrical connection must be made to the owner's personal electricity meter and installed by a certified electrician. A copy of the electrician's certification must be provided to the Governing Board at the time of submitting the request.
